Pssst, you, what do you want

Hey you, com ‘ere shh quiet. What do ya want, I got leads, I got zip codes, I can get you placement. Whatever you want. If I ain’t got it, I can get it, aye-ight.

I am convinced all the dope dealers from an era gone by have resurfaced in the real estate cottage industries. We all know them.

We have your zip code available and you can be the exclusive agent. My favorite one is the call you get from a guy that has found you online, oh and on your voice mail they pretend to be a lead because we’ll call them back. Anyway they start telling you how their stuff is the best and that it is cheap (that phrase brought a flashback). I usually respond with, email me some information, then you hear, wellll, we really can’t email it, can I fax it.

Now think about that, they are telling you they are the greatest thing online and cannot email you. I am guessing they are not allowed an internet connection in prison.

A couple of things I take from this, BTW I am a silver lining kind of guy.

One leads must be very important and in high demand and addictive, if not the lecherous people of the world would not be all over us.

Two they must be fairly easy to obtain. Think about it if these simpletons can generate leads so can you. I know the guy calling isn’t the one generating them, but if so many people can generate enough that they could start a business, hmmm.

Me personally, I believe my number one business is lead generating, I don’t care if you are the greatest REALTOR since the beginning of time. No leads you suck, I mean who are you going to be great with?

We all are suckers for the latest greatest and shiniest new toy on the market. Put our picture on it and we will pay more.

Just call all your friends and ask them if they would be interested in helping you with something? If they say yes great. If they say no, they’re probably not your friend. Ask them if they would commit to helping you find one person that was going to move in the next twelve months. If you had twenty people doing that, what would that do for your business?

I suggest you take them for coffee or something when you present the plan. Once you have a group of people that have committed to helping is let them know you are going to follow up. Then you MUST THANK THEM, I suggest a handwritten on a nice thank you card. I usually include a little gift card or something.

Then call them monthly and ask them who they have. You are not bothering them, they committed to helping you. All you really are doing is conditioning their mind to think of you when someone is moving.

Interview any top agent and they all will tell you that you need to lead generate daily.
