Searching For Homes In Cottonwood Heights

Searching for homes has certainly gotten a whole lot easier from when I first started my real estate career. We us to use the MLS books, they came out every two weeks. Properties were separated by area, then by price. You would look through the pages and that is how it was done. So as a consumer you had to go to a Real Estate Agent to sit and look at books.

I have created a lnk on the Right Side in Salt Lake Resources Called Cottonwood Heights Listings, it is probably about 95% accurate. Not all agents list homes as Cottonwood Heights, some like to list them as Salt Lake based on the theory that an out of town buyer is going to search Salt Lake first.

What was worse was doing a market analysis, you had to go to the back and look at the homes that have sold that month and then go back each month and gather your comparable sales, and then enter the findings in a form that would amount to a paper spread sheet and make adjustments. Those that have been around long enough typically can price homes better than those from the computer only versions. Today it is like using a calculator without knowing how to do long division. Even when we first went to the computer for listings, we still had to print out a list and then go through the paper form.

To Search Over 15,000 Listings Throught Out The Wasatch Front this is the same inventory that Realtors have.

Well that is not a cut and dry answer. Although Salt Lake County is laid out in a nice grid system that is very easy to navigate, the cities themselves do not follow straight lines with their borders.

So I am putting up some links for the City’s Boundaries including the Schools, Zip Codes and Zoning.

Well we had our first GOOD snow for the season. Several things are noticed, people have their ski clothes on, and bus stops along Ft Union Blvd are full of those not old enough to drive as they are headed up the Canyons.

Yes it is winter time, Thanksgiving is over there is snow on the ground and it is cold.

Now this brings us to another point, the hidden keybox. You know the one’s on the side of the house on the gas meter. Not so bad in the nice weather, but with several inches of snow on the ground it is not such a good thing, which brings to thinking.

Why on God’s green earth would you hide the keybox? I would love to be a fly on the wall when that conversation took place. The agent says to the sellers, you see Mr. and Mrs. Seller one of strategies to get the home sold is, I make it difficult to show. What possible logic could there be? You go traipsing around the yard looking for the key, ruining a good pair of shoes and you open the door and there is a sign, please take of your shoes.

One of the basic fundamentals of getting your home sold is accessibility. When I run across these situations, I start to think if the listing agent makes it difficult to show, how challenging they are going to be if we try to buy the house.

The prices have gone up so much in the last three – four years that selling and replacing the house is not much of an option. The average Sq Ft price in September 2004 was $94 and has gone to $151 per foot.
People are adding on to their houses, I have seen one that has doubled in size. More and more are adding over the garage in the multi levels. People are replacing windows, stuccoing, new kitchens, and new bathrooms. If you bought a small home in the early to mid ’90s, tearing it down would be a very viable option.Let’s face it, if you took the $57 per foot and added on to your existing Cottonwood Heights Home you could not go out and find a better deal. This a great place to live, named in the top 100 Cities by Money Magazine.*Because Cottonwood Heights as a City only goes back less than three years, we have to use the zip code which also includes Big Cottonwood Canyon. The Canyon activity is not enough to sway the prices for The City of Cottonwood Heights.

The weather didn’t slow down everyone, I am sure there would have been a bigger turn out, but to the faithful. Woof.

K-9 Unit, Search and Rescue were there for exhibits. Contest for Tail Wagging, Kissing, Pet Massage, Fashion Show and other events. All started off with the “Strut Your Mutt”

Some of the vendors were adoption, pet chipping, licensing.

Of course there were Hot Dogs and Drinks for sale.
